The report is a standard format survey designed by the RICS specifically for prospective purchasers. It will help you to:
- make a reasoned and informed judgement on whether or not to proceed with the purchase;
- assess at what price it would be reasonable to purchase the Property;
- be clear what decisions and actions should be taken before contracts are exchanged;
The Report provides the Surveyor’s opinion of those matters which are urgent and/or significant and need action or evaluation by the Client before contracts are exchanged or an offer to purchase is made.
The report includes a Market Valuation and a Reinstatement Valuation (for buildings insurance purposes).
A copy can be sent to your Solicitor in order to ensure that they are fully informed of legal issues relating to the property which need clarification or further investigation.
There are many reasons why you may require an independent valuation. You may simply require professional advice on the true value of your home. Alternatively you may be a cash buyer wishing to check that the price you are paying for a property is correct.
